Maypearl is a small western Ellis County town of about 967 people that has been flat for five years, and that is exactly why the septic picture here is different. The city provides water, sewer and trash inside town. The septic work is the rural ring around it: ZIP 76064 covers about 21.7 square miles and holds roughly 1,929 people, so about half the ZIP lives outside the town limits on acreage.
Maypearl has the most mixed and the most difficult ground of any town we serve. USDA mapping close to town runs roughly 34 percent Ellis, 31 percent Heiden and 21 percent Trinity, and the wider area adds about 17 percent Eddy. Those are three separate problems. Ellis and Heiden are deep shrink-swell clay on slopes to 14 percent. Eddy is shallow over chalk with high gravel content, so depth to bedrock and slope become the limit. Trinity is bottomland clay along the Chambers Creek forks, and it carries flooding and ponding limitations on top of slow drainage. Maypearl sits close to where the three forks of Chambers Creek come together, so a fair amount of the acreage around town is bottomland.
Maypearl is not a TCEQ authorized agent, so all OSSF permits in and around town come from the Ellis County Department of Development at 302 N Monroe Street in Waxahachie, through the MyGovernmentOnline portal. That covers the town and the unincorporated acreage in western Ellis County around it. New installs, repairs and alterations all require a permit, and any aerobic system needs a maintenance contract with inspections reported at least every four months.

It does. Trinity clay in the creek bottoms carries flooding and ponding limitations in the USDA soil interpretations, and mapped floodplain triggers extra design requirements under TCEQ rules. There is also a 75-foot setback from the creek to any absorption area. On bottomland the site evaluation drives the whole design.
